The readiness calculator

Five inputs and a plain verdict: ready now, close or building. Your result appears on this screen first. Nothing asks for your email before you have seen it and the numbers you type stay in your browser.

The price of the home you are aiming at. City averages sit on each city page if you need a starting figure.

Everything you could put toward a deposit today, across every account.

Savings plus, inside a rent-to-own term, the credit portion of a monthly payment. Use the amount you can sustain, not your best month.

When you would like to own by. Optional and the verdict will tell you honestly whether your pace meets it.

The assumptions, on the page

Readiness bar: this calculator measures you against a deposit of 5% of the target price. That is a planning bar, not a lender's rule. Canada's actual minimum down payment is 5% on the first $500,000 of the price and 10% on the portion above it, so on a home over $500,000 your true minimum is higher than the figure above and your real gap is larger. On a $685,000 home the true minimum is $43,500 rather than $34,250.

Not counted here: closing costs (land transfer tax alone runs $10,475 on a $700,000 Ontario purchase, by the official brackets), mortgage insurance premiums, legal fees and the stress test itself. Our guide to qualifying at the end covers the lender's tests in full.

Verdict bands: ready now means the 5% bar is already in hand. Close means the gap closes within twelve months at your stated pace. Building means it takes longer, which is a phase to plan around rather than a verdict on you.

Assumptions set November 2, 2026 and reviewed whenever the underlying rules change. This calculator is an educational estimate, not financial advice and not a mortgage pre-approval.
