The listing standard

Version 1 · Set November 2, 2026 · This page is the standard. If the site ever falls short of it, this page is your evidence.

The rule in one line: a home is listed here only when its owner has agreed in writing to publish the complete terms of the deal and it stays listed only while the owner keeps confirming those terms are still true. No fields, no listing. Confirmed or gone.

1. The full terms, on the card

Every listing card publishes, at minimum:

  • Purchase price under the option
  • Option fee, in dollars
  • Monthly payment and the monthly credit toward the purchase, stated separately
  • Term length, in months
  • How the future price is set: locked, a stated annual escalator or an appraisal process named in the agreement
  • Refund treatment: what happens to the option fee and the credits if the purchase does not complete, in plain words
  • Who is responsible for property taxes, insurance and repairs during the term
  • The date the listing went up and the date it was last confirmed with its owner

A listing that cannot fill a field does not run with the field blank. It does not run.

2. Owner consent and honest inventory

Nothing here is scraped, copied from another site or relabelled from an ordinary rental or sale listing. A home becomes a listing only through its owner's written agreement to publish these terms. Counts on this site mean exactly what they say: the number of owner-confirmed homes, in the named city, today. A radius is never quietly widened to make a shelf look fuller.

3. What "verified" means here

Verified on a card means Jellyfish Real Estate confirmed the terms on the card directly with the property's owner on the date shown and holds the owner's written consent to publish them. It does not mean we inspected the home, appraised it or endorse the deal as a good one. Each card's verification line states what was checked and when, because a badge without a definition is decoration.

The directory shelves — storage, laundromats, car washes and mobile parks — run on the same two states. A profile starts as Profiled: built from public sources and checked on the date the card states, not yet confirmed by the operator. It moves to Verified only when the operator confirms the details on their card directly with us and the card then carries the confirmed date. Checks we run ourselves against public records are internal work: they can improve a profile and they never move a card. An operator can ask for a correction or a removal at any state and both are done on request.

4. Freshness and expiry

Owners reconfirm their listings on a rolling schedule. A listing whose confirmation is more than 45 days old leaves the live shelf automatically and is marked expired until the owner reconfirms. Listed dates are never reset to fake freshness. If a home is featured, the card says "Featured" on its face, because paid placement that hides itself is a lie of layout.

5. What seekers never pay

Browsing, the calculator and the waitlist are free and stay free. No address, price or contact route sits behind a payment and nobody from this site will ever ask you for a deposit to view a home. If someone does while using this site's name, it is not us and the report route below exists for exactly that.

6. What owners pay, in the open

Owners and operators pay flat marketing fees to list, set out in a published rate card. Fees are never a percentage of a sale and never depend on whether a purchase completes. Jellyfish Real Estate is a directory and marketing service, not a brokerage: we do not trade in real estate, represent either side of a deal or hold anyone's deposit.

7. Report a listing

Wrong terms, a home that is gone, an owner who will not honour what the card says or anyone asking for money in this site's name: report it and the listing is paused while the report is checked against the standard. Reports come in through the contribute page, they reach a staffed inbox and we answer within two business days.

8. The standing disclosure

Jellyfish Real Estate publishes information supplied and confirmed by owners. We work to keep it accurate and dated and accuracy has limits: a listing is a summary of an agreement, not the agreement. Read the actual lease and option documents, with your own lawyer, before you sign or pay anything. That advice appears on every page of this site because it is the most useful sentence on it.

9. Community-checked: reports from the people who use these places

The directory shelves run a third state between Profiled and Verified: Community-checked. A card carries the line when visitors have reported or confirmed a fact about it and we have checked the claim. The line reads “Community reports: N · last report [date]” and states a count and a date, nothing more. It is never blended upward: no number of community reports moves a card to Verified, because Verified is reserved for the operator confirming their own card with us.

A community report is one of four things: a correction to something a card says, a confirmation that a published fact still matches (“I was here and this matches”), a report that a business has closed or rebranded or the suggestion of a business we have missed. Reports come in through the contribute page. Nothing a visitor submits publishes automatically: every report sits in a moderation queue on our side and a card changes only after we check the claim against a public source or a second independent report. A closure report triggers our own records check before any public change, because a wrong closure costs an operator real business. Where community input and the operator's word disagree, the operator's word about their own business wins at every rung.

10. Photos

A card carries no photograph by default: the drawn tile stands in until a photo earns its place. Visitors will be able to submit a photo of a profiled location through the contribute page once photo submissions open. Every submitted photo sits in the same moderation queue as a report and publishes only after we check it. A published community photo runs with the label “Community photo, [month year] — not supplied by the operator”, so nobody mistakes it for the business's own picture or for our endorsement of the business. A submitter confirms the photo is theirs and grants Jellyfish the right to display it.

Photos supplied by the operator are labelled as the operator's, lead the card and replace any community photo of the same business. An operator may have a community photo of their business removed on request at any time and the removal is done first and confirmed after, like every removal on these shelves.

Photos are never lifted from the web or from any other source, credited or not. Where an operator's photos already live on their own site or listing, the card links out to them instead and operator links open in a new tab, so the pictures stay on the operator's own ground. Community photos are limited to exteriors and storefronts, with no identifiable people. On the mobile parks shelf they are limited further, to the entrance, the signage and the shared spaces: individual homes and lots are people's residences and a community photo of one is never published.
